Within the UK there are now few new sites appearing and most of those opening have been on the stocks for a number of years. Scope still remains for smaller, niche sites in many areas of the UK while in mainland Europe there is huge potential for new sites. Unlike in America, drive times are shorter and planning conditions much more difficult. The trick for existing operators is to maintain and increase interest in an existing location, and attract both retailers and customers once the novelty value has worn off. The skills needed to build or convert a site are not the same as those needed to run it well, so specialist management companies are increasingly likely to take over centres. More changes of ownership are inevitable; AWG sees outlets as too far removed from their core utility business, Poole's owners are in receivership, Lightwater is owned by a property firm where the key owner is being pursued by tax authorities in Jersey, and others are, or could be for, sale at the right price.
